The purpose of the hearing is to obtain testimony from affected and/or interested persons regarding this application. Interested parties are also invited to submit written comments regarding the request prior to the hearing. The environmental impact will be among the matters considered at the hearing.
REQUEST:
Pursuant to the provisions of Section 12.24-X,22 of the Los Angeles Municipal Code, a Zoning Administrator's Determination from Section 12.21-A,10 to permit relief from the provisions of transitional height; and pursuant to SB1818, Density Bonus, to permit a height of four (4) stories in lieu of three (3) stories, a Floor Area Ratio of 3:1 in lieu of 1.5 (13,404 square feet): 1 , and a 10 percent increase in the qualifying area of the recreation room toward meeting the open space requirement, all in conjunction with the construction, use and maintenance of a mixed use project within 1,500 feet of a Transit Stop/Major Employment Center, with 32 units of affordable senior housing, 2,600 square feet of community and social service space on the ground floor, and parking underground, for a total project size of 37,223 square feet on a 14,646 square-foot lot.
PROPERTY INVOLVED:
900-906 South Crenshaw Boulevard, legally described as Fr. Lot 34, N. C. Kelley's MontviewTract, as more specifically described in the application. The property is zoned CR-1VL.
